You have chosen an institution, but housing remains uncertain. An advertisement may show an attractive room without explaining the commute, extra expenses or departure conditions. Gather documents and compare offers using the same grid. Understand what you would actually reserve before a photograph or claimed urgency makes the decision for you.
Distinguish available arrangements
A residence, homestay and private rental involve different arrangements. Manitoba’s government page describes these models and recommends checking institutional options. It concerns that province: use it to understand possibilities, then research your school’s arrangements and study location. Manitoba government — student accommodation
Ask who signs the agreement and handles everyday problems. Someone forwarding an advertisement is not necessarily authorized to rent the property. Independently verify residence-office contacts when an offer claims university affiliation. For private housing, identify the owner or manager and the document describing the proposed occupancy.
Compare the complete offer
Record the address, room type, shared spaces and included services. Add heating, electricity, internet, any meals and laundry access without assuming everything is included. Ask what equipment is provided. An available room is not automatically suitable for study or accessibility needs.
Check travel to your actual campus rather than only downtown. Compare expected class times and transport availability. If the institution has multiple campuses, confirm where you will study. Linking an address to the wrong campus can change the entire arrangement even if the housing matches its description.
A room may be available without meeting your needs for quiet study, equipment or mobility. Ask what you must bring yourself rather than assuming an empty room includes everything shown in the advertisement. Where the institution operates several campuses, confirm the one attached to your particular program before comparing accommodation.
Read written commitments
Before paying, ask about occupancy length, cancellation and what happens if arrival is postponed. Keep written replies with the offer. Rental rules vary by location and accommodation type: do not apply another province’s rule or a residence policy to every rental. Consult the appropriate local authority for legal uncertainty.
EduCanada notes that expenses depend on city and lifestyle. Build your own comparison without presenting a general estimate as a guaranteed price. Add foreseeable costs and identify conditions creating extra expenses. An initially cheaper offer may become less practical once everything is considered. EduCanada — prepare your budget
A general estimate is not a guaranteed local price. Compare foreseeable costs and the circumstances that could generate an additional charge. Rental questions involving legal rights belong with the competent local authority, since an experience in another province may concern a different type of agreement.
Keep useful records
Save the advertisement, correspondence, agreement and receipts. Verify unusual payment instructions independently. Do not provide more identity documents than the process justifies. An urgent transfer request does not replace checking the person and contract.
- Confirm campus and commute.
- Identify who offers and signs the accommodation.
- Compare included services and additional costs.
- Review postponement, cancellation and occupancy length.
- Keep the agreement and payment evidence.
What should you ask your institution?
Contact the relevant service about residences, search resources and reliable local contacts. It can guide preparation without guaranteeing external advertisements. Bring commitments and your calendar to IR Immigration to coordinate the study project, keeping housing decisions separate from immigration decisions.
